Real Pros and Cons of Living in İncek

I've been working as a real estate consultant in İncek for 3 years. Client feedback showed me the district's true face.

PROS

Abundant green space: İncek's biggest advantage is 40% green area ratio [1]. Running tracks and playgrounds in every neighborhood. Last week a family from Koru said "our children play safely on the streets."

Education quality: Quality schools like TED Ankara College, METU Development Foundation are in the district. No need to go to Çayyolu for private schools.

Shopping convenience: 10-15 minutes to centers like Ankamall, Armada. The district also has sufficient markets, pharmacies, cafes.

CONS

Transportation problem: Biggest downside here. Morning traffic to Kızılay can take 45 minutes. No metro connection, insufficient bus services. Clients constantly say living without a car is difficult.

Limited social life: Nightlife is almost non-existent. Can be boring for 25-35 age singles. Quieter compared to Yaşamkent.

Price increase: Rental prices increased 35% in last 2 years [2]. 3+1 apartments range 15-18k TL. Stretches budget for young couples.
