Property Prices Rose 25% After Metro Reached Çayyolu

Property prices in Çayyolu and Yaşamkent rose an average of 25% after the metro line reached these areas [1]. A 3+1 apartment I showed last week sold for 400,000 TL more than its price 6 months ago.

Projects along the İncek and Ümitköy route are already seeing increased demand. Apartments within 500 meters of metro stations experienced the highest price increases. One of my clients said "It'll get more expensive once the metro arrives" and made an immediate decision.

In Konutkent and Alacaatlı, a wait-and-see approach prevails. Since these areas are further from the metro line, there hasn't been major price movement yet. But investors are already researching. Metro effects are typically fully felt within 2-3 years [2].
